Residential tenant screening was the initial focus of the business originally started by a property management company. Meents’ process starts with a skip trace to ensure every location the perspective tenant has lived is identified. Then the team searches criminal and civil records back 15 years. Detailed credit information is pulled and when requested, verification of income history.
Civil history goes beyond just evictions with money owed to include dismissals and possession only cases from all of the tenant’s addresses. Criminal history searches include county and state records, dismissed and open charges, diversions, guilty-no jail time, open warrants, protection orders, Department of Corrections records convicted or jail time records, and sex offender registries. Any arrest record that may be used and included in the report.
While a pre-employment screening follows basically the same process, only arrest records that result in a conviction may be used.
The apartment rental industry faces a 20 to 30% turnover rate providing consistent work for AAA Screening.
