Q39 officially announces plans to open it’s fourth location in Lee’s Summit. Plans are for a freestanding, pad site location as part of the 50-acre Oldham Village development, off Oldham Parkway, southwest of Missouri Route 291 and U.S Highway 50.
A late 2025 opening is planned. Oldham Village is a 65,875 square foot mixed use development led by Drake Development, of Overland Park, Kan.
The new location will join the two existing locations in Kansas City, MO and Overland Park, Kan., as well as a third location opening later this year in Lawrence, Kan., as part of the Pressyards development in the former Lawrence Journal-World building, led by 3D Development.
Q39 is excited to bring their competition style, chef-driven BBQ to Lee’s Summit. Q39 will have a full-size kitchen specially designed to accommodate dine-in, a robust carry-out business, and large-scale catering, to serve Lee’s Summit and the surrounding communities. There are also plans for a large outdoor seating area.

The idea for Q39 was born in BBQ competitions, long before it opened, as the late co-founder, Rob Magee, won national championships and earned honors across the United States. Rob’s journey started with a degree from the Culinary Institute of America and leading operations around the country as executive chef. This experience combined to bring a new approach to BBQ, along with his signature sauces and rubs. Rob and his wife, Kelly, made his dream a reality in 2014 with their first Q39 location in midtown Kansas City.
The restaurants focus on wood-fired, championship BBQ with the area’s first BBQ scratch open kitchen, boasting no microwaves. Additionally, a cocktail program with an emphasis on local liquors, along with hand-selected beers and wine brings a full bar to each Q39. The BBQ restaurant also offers full-service catering. Kelly continues to lead Q39, following Rob’s passing from cancer in 2021.
Chef Philip Thompson continues Rob’s legacy of chef-driven, competition quality BBQ. The original Q39 is located at 1000 West 39th Street, KCMO. A second location opened in 2017 at 11051 Antioch Road, Overland Park, Kan. A third location is planned to open late 2024 in Lawrence Kan., with a fourth location recently announced for Lee’s Summit, opening in late 2025.
